This was the first major multi-storey residential project for Ian Moxon Architect Inc. Duncan Holdings Ltd. acquired this site, which is adjacent to Lethbridge College and previously contained three detached dwellings with mature landscaping. All the consultants were engaged by Ian Moxon Architect Inc., with the exception of WSP Canada. The owner purchased adjacent city property to increase the site size, and also undertook an open house with local residents as part of rezoning the site.
Axis 28 provides rental accommodation comprising two, three, and four-bedroom self-contained apartments in a five-storey wood framed building - the first of its kind in Lethbridge. In total, the project contains 80 units along with the required site landscaping, parking and pedestrian routes. Common spaces consist of a shared laundry room on each floor, main floor entrance lobby and on-site main floor maintenance office.
Following some research, it was discovered that larger bedroom suite sizes would reduce student dropout rates, and therefore the design was revised just prior to development permit application submission. We redesigned the suites using the same spacing of the demising walls, thereby saving time without substantial changes to the structural design.
